Built differently, so we work on them differently
A manufactured home is not a small site-built house. The furnace is usually a downflow unit that blows air down into a main duct running under the floor. A double-wide adds a crossover duct under the home to carry air from one half to the other. Water lines run through the underbelly, and many homes built from the late 1970s to the mid-1990s went up with polybutylene pipe.
The equipment rules are different too. Under the federal construction code for manufactured homes, the HUD code, fuel-burning furnaces and water heaters have to keep their combustion completely sealed off from the air inside the home, either as a direct-vent unit or inside an enclosure sealed from the living space. Put that together with a downflow furnace, its matching cooling coil and ducts under the floor, and a furnace or water heater from a site-built job is not a drop-in replacement. Signs it's time to call
- Weak airflow at one end of the home while the other end is fine
- Cooled or heated air blowing out from under the skirting
- Water standing in the floor vents
- A furnace that runs but can't warm the far bedrooms
- Low water pressure, or a wet spot or puddle under the home
- Gray plastic water lines, a sign of polybutylene
Why is my mobile home furnace so loud?
It's the number one complaint we hear, and here's the straight answer. A downflow furnace or air handler in a manufactured home pulls its return air right through the front of the unit, in your hallway or laundry room, with nothing but a filter in the way. There's no return ductwork to soften the sound.
Most people expect new equipment to be quieter. The motor itself often is. But the noise was never really the motor. It's the rush of air, 1,200, 1,600, even 2,000 CFM, coming straight through the face of the furnace. Newer, more efficient motors usually move more air, so a new downflow unit can actually sound a little louder than the one it replaces. We'd rather you hear that from us before the install than after.
You have three good options:
- Move the system outside. A package unit beside the home ties into your floor ducts and takes the air noise out of the house.
- Go ductless. In some homes, ductless mini-splits are the quiet answer.
- Keep the downflow. If the sound doesn't bother you, pair a new downflow with an efficient outdoor condenser and keep the cost down.

Polybutylene pipe? Repipe once with PEX
Polybutylene went into homes from the late 1970s to the mid-1990s, and it has a long record of leaks. If your home still has it, a PEX repipe ends the patching for good. Base price is $6,995 for a single-wide and $9,295 for a double-wide, with standard underbelly access included. If access is more involved than standard, add $995. On our repipes, the skirting comes off only where we need to get under the home and goes back on when we're done, and the underbelly gets closed back up.
